Before signing any Contract, some legal questions to consider are:
Is this sale or purchase in your best interest?
In whose name should the property be bought (an individual, a husband and
wife, a limited liability company or some other entity)?
How much of a deposit should be provided?
Will the contract be based upon the buyer qualifying for financing?
Do you have an attorney representing you in the matter?
Does your counter-part have an attorney?

After signing a Contract, some legal concerns to consider are:
Have you done everything you were supposed to do as per the Contract?
If life circumstances change, and someone in good faith cannot comply with
the Contract, do you know what your rights may be?
At the closing, do you understand the terms of your new Mortgage?
What is the minimum payment due?
Are escrow payments collected by the mortgage company?
What is the interest rate of the new Mortgage?
Is there any pre-payment penalty?
